Hamilton Estates has a full time dedicated lettings team are committed to offering the highest levels of care and attention, ensuring your property is let quickly and that the tenancy runs as smoothly as possible. Our lettings team are fully trained to ensure you get an outstanding service and that your requirements are catered for. We are open long hours and six days a week, which means your property is actively shown all the time and around the clock!

We understand that communication is key and that’s why we provide all our client feedback within 24 hours. All correspondence is conveyed either by phone or email and is always followed up by writing. Communication does not stop after your property is let, we always ensure to provide a service next to none to all our clients for as long as they continuing letting with us.

We use high-quality, wide angled camera’s to take professional photo’s of your property.
Once a potential tenant has been found for your property, they will undergo an extensive assessment procedure. Our referencing service has been designed to minimize risks and to ensure that the let goes smoothly. We use a reputable company, Homelet, to carry out all our references. We only rent to professional working tenants and we obtain all the relevant references i.e payslips, bank statement, passports etc.
Property Management Service
Our property management staffs are regularly trained to keep them abreast of developments in the law affecting lettings and specifically to protect your interests. There is no direct contact between the tenant and landlord and we take care of everything for you. We have on-call fully qualified plumbers, electricians, cleaners and any other service you require. All our handymen offer competitive rates and will ensure that an urgent job is done within 24 hours *, once we have received your approval. Management is charged on a monthly basis and you can cancel it at any time without any extra cost.

Inventory Check-out fee (All prices are inclusive of VAT. Please note prices may vary*);

We also charge an administration fee of, £50 Inc VAT, if any changes were to be made during the contractual period, such as drafting new contracts, amending names etc.
